Why pre-install

Get the install right once.

The alternative is tenant-by-tenant installs, repeated wayleaves, and waiting on engineers every time someone moves in. Pre-installing the building once removes all of that.

  • Day-one connectivity

    Tenants sign up online before move-in, plug in on arrival, and they're connected the same day. No engineer visits, no install fees.

  • No tenant-by-tenant retrofit

    Without in-building fibre, every move-in is an install request: drilled walls, surface cable in shared corridors, repeat engineer visits, repeat landlord approvals.

  • One wayleave, set once

    Single wayleave at install. No fresh paperwork per tenant, no freeholder approval per move-in.

  • Network choice, not just provider choice

    Most buildings have one physical network, usually Openreach. ISPs on top all resell the same wholesale fibre, so competition is mainly on branding and margins. With Pine (and ideally other FTTP networks alongside), tenants get real competition between separate networks.

Why now

The regulation, in brief.

Three regulatory shifts now make fibre-readiness the baseline for new and existing buildings.

  • January 2027

    PSTN switch-off

    The PSTN, the analogue voice network, is being switched off. Lifts, alarms, door entry, and concierge phones still on copper need IP replacements. Buildings already on fibre migrate without disruption.

  • In force since 2022

    Building Regulations Part R

    All new homes in England must have gigabit-ready in-home infrastructure and a connection to a gigabit-capable network where one is available within £2,000 per dwelling. With us already in the building, that's automatically satisfied at sign-off.

  • Leasehold Property Act 2021

    Wayleaves modernised

    The 2021 Act simplified operator access rights in MDUs and added a backstop for cases where a freeholder can't be reached. In practice, we work directly with freeholders and managing agents, which is faster for everyone.

For developers and owners

We pay for it. We build it. We run it.

Available UK-wide. We use Openreach's existing duct and pole network where it exists (most of the country) and bring our own civils team for the rest. One team from survey through to live tenants.

New-build or retrofit

Fitted into the build programme on new-build, or coordinated around tenants on retrofit. Risers, plant rooms, and communal corridors planned with you.

No cost to the owner

We invest in the infrastructure. You get a gigabit-ready building without the capital cost.

Initial consultation

We discuss the building, the timelines, and who's moving in. New-build, retrofit, or mixed-use.

Survey & design

Engineers survey the site and design the fibre layout: risers, plant rooms, per-unit drops, communal Wi-Fi where wanted. Wayleave handled in this phase.

Installation

Fibre installed during construction, or coordinated around tenants on an occupied building. We work to your schedule.

Go live

Residents and businesses sign up online and connect immediately. We handle support and tenant billing from day one.
